  • Gather & Review Documents: It's true -- getting a home loan requires a lot of paperwork. We’re going to ask you for a lot of documents related to your income, assets, debt and more. 

  • Credit Report: We’ll need to order a credit report. We can help you figure out ways to improve your score, or uncover and manage inaccuracies if they appear.

  • Review Loan Options: Our belief is that every borrower should get the option best tailored for their needs. We’re not interested in creating assembly-line loans to ship out the door at all cost. We want to do right by every borrower and every partner who trusts us with their business

  • FasTrac Review*: After we’ve reviewed your options and selected the program best suited for your situation, we will review your income, assets, employment and credit history. This initial underwriting review helps you to know exactly what you qualify for before you make any purchase offers on homes for sale in your market. 

  • Underwriting is fancy work for making sure your application fits our program guidelines.

  • FasTrac Approval: If you’re working with a real estate agent to find a home, at this point we will give you a FasTrac approval letter that proves to a seller you are qualified to buy their home. This helps a lot when making offers - especially in a competitive situation.

Once Your Offer to Purchase Has Been Accepted
 
  • Appraisal: After your offer is accepted, we’ll order an appraisal of the property. An independent appraiser will then assess the property’s value. This enables us to know whether the home is worth what you’re paying for it. 

  • Underwriting: Underwriting is a fancy word for making sure your loan application fits our program guidelines. This is the moment when we review all the documentation we’ve gathered alongside third-party appraisal and title reports.

  • Closing: This is the part where we transfer the money to the seller. You will need to sign a lot of documents, but it’s worth it - now you’re a new homeowner

* This program is subject to underwriting approval. To receive a Conditional Loan Approval, a buyer’s income, assets, employment, and credit history must be reviewed by an underwriter and cleared as acceptable based on the program guidelines for the mortgage product the borrower requests. AUS findings must also meet the guideline requirements for the requested loan program and transaction.

What is VIP FasTrak?

 

VIP FasTrak is bonafide a head start on your mortgage where we take you through steps traditionally reserved until after you find your home. By doing them in advance, we’re able to provide a significant speed advantage over other buyers (you can close faster if you wish). More importantly, you can show bonafide documentation to the seller of you’re advanced progress. It’s beyond pre-approval and the next best thing to a cash offer.

What if I already have a pre-approval from another lender?

A pre-approval is a very preliminary stage, and many of our customers had pre-approvals from other lenders before they learned of the advantages of working with us. We invite you to work with us and participate in our VIP FasTrak program. The program will give you a bonafide head start over other buyers, and you'll be backed by our company which has an outstanding reputation among Realtors in Wisconsin. You'll have an experienced loan officer who will stand in your corner and guide you through the process until the big day.

 

Is there any extra cost?
